dryer vent cleaning in San Diego, CA

Dryer vent cleaning across San Diego's mixed housing stock

The job starts at the dryer, not the wall. We pull the machine out and disconnect the transition hose. Then we check the duct from both ends. A rotating brush runs the length on a flexible rod. A vacuum sits at the open end and catches what breaks loose. Last, we run the dryer and feel the outside hood. Weak flow means the duct is crushed, too long, or the damper is stuck.

Which end we work from depends on the neighborhood. In North Park, Normal Heights and Kensington, the 1920s-40s Craftsman and Spanish bungalows put laundry in a rear porch or basement-level space. The run is short, through stucco or lath. Old lath crumbles, so we go gentle and brush from outside where possible.

Clairemont, Allied Gardens and Serra Mesa ranches vent through a garage wall or exterior sidewall. Easy access, usually. Carmel Valley, Mira Mesa, Scripps Ranch and Rancho Bernardo are the hard ones: upstairs laundry, long attic runs, roof termination. Those need roof access and often a camera.

Coastal Point Loma, Ocean Beach and Pacific Beach eat vent hoods. Salt corrodes the flaps until they jam open or shut. Inland of I-15, dust is the problem instead. Downtown and Mission Valley high-rise closets share vertical chases, and lint piles up between floors. That is a building issue, not a unit issue.

Frequently Asked Questions

My laundry is upstairs in a Carmel Valley two-story and the dryer takes forever. Is that the vent?

Usually, yes. Upstairs laundry in the 1990s-2010s homes around Carmel Valley, Mira Mesa, Scripps Ranch and Rancho Bernardo almost always runs up through the attic and out a roof cap, which means a long duct with several bends and a vertical section lint has to climb. That's the hardest configuration to keep clear, and it's the one we most often find packed near the roof termination where the air slows down. Longer drying times, a hot laundry room, or the dryer shutting off mid-cycle on its own are the usual signs. We clean these from both ends, including the roof cap, rather than just pushing a brush in from the wall.

How fast can you get out here?

Most San Diego jobs get scheduled within a few days. Travel time is the real variable, since a morning in Point Loma and an afternoon in Rancho Bernardo are not the same drive. If you tell us your neighborhood when you call, we'll give you a realistic window instead of a vague one. If the dryer has stopped drying entirely or you're smelling something hot, say so — that moves you up.

We're in Ocean Beach and the vent hood outside looks rusted and crusty. Does that matter?

It matters a lot. Along the coast in Point Loma, OB and Pacific Beach, salt air corrodes the exterior hood and its damper flap. Once the flap stops swinging freely it either sticks shut, which chokes the airflow, or sticks open, which lets lint pack the opening and invites birds and insects. Marine humidity also means lint inside the duct stays damp and cakes on the walls instead of staying loose and blowing out. We check the hood condition on every coastal job and tell you honestly whether it needs replacing or just cleaning.

What makes one San Diego house cost more than another?

Mostly the duct run and how we have to reach it. A 1950s ranch in Clairemont, Allied Gardens or Serra Mesa that vents a few feet through the garage wall or an exterior sidewall is the simplest kind of job. A 1920s or 1930s bungalow in North Park, Normal Heights or Kensington with laundry on a rear porch is often short too, though old stucco and lath walls sometimes hide odd original ductwork. The long attic-to-roof runs in the newer inland two-stories cost more because they're longer, they need roof access, and they take more time to do properly. Condo units downtown, in Little Italy or Mission Valley depend entirely on whether we're cleaning just your branch or dealing with the shared chase. We look at the setup before we quote it, and the number doesn't change once we start.

Do you ever do same-day, and what goes wrong most often around here?

Same-day happens when there's a cancellation or when you're near where we already are that day, so it's worth asking, but we don't promise it. As for common failures: the inland canyon neighborhoods east of I-15 are hot, dry and dusty, so lint mixes with fine dust and builds a hard coating that a shop vac won't touch. Downtown and Mission Valley high-rise closets are stacked on shared vertical chases, and lint from other floors collects in those, which is why one unit's dryer can struggle even if that unit was cleaned recently. In the older bungalows we regularly find crushed or disconnected flex duct behind the dryer where it's been shoved against the wall.
